Project Overview
Habitat for Humanity Pueblo, Inc. is soliciting bids from qualified and licensed general
contractors for the construction of ten (10) single-family infill homes within the City of
Pueblo, Colorado. These homes are part of our ongoing affordable housing initiative to
serve local families in need of safe, decent, and affordable housing.
The selected contractor will be responsible for all aspects of construction management,
including site preparation and completion of each home in accordance with approved
plans, specifications, and applicable codes.
Home types: 2-, 3-, and 4-bedroom models; one and two bathrooms; garage
both stick-built and modular construction options.
This initial phase may serve as the foundation for a potential multi-year expansion
project involving up to eighty (80) additional homes over the next 4–5 years.
Project Locations
The ten (10) infill home sites are located across multiple parcels within Pueblo city
limits. Please see attached.
Scope of Work
The general contractor will provide turnkey construction services for each home.
Responsibilities include, but are not limited to:
Site and Structural Work
Site preparation, grading, and utility connections
Foundation and concrete work
Framing, roofing, and exterior finishes
Mechanical, Electrical, and Plumbing
Installation of plumbing, electrical, and HVAC systems
Coordination of inspections and code compliance
Interior Finishes
Insulation, drywall, and painting
Flooring, cabinetry, and trim work
Fixtures and appliance installation
Exterior and Landscaping
Driveways, sidewalks, and basic landscaping
Exterior painting and finishing details
Project Management
Coordination of subcontractors and suppliers
Scheduling, permitting, and inspection management
Adherence to City of Pueblo building codes
Ten (10) completed, code-compliant, single-family homes
All final inspections, certificates of occupancy, and required documentation
Project completion within agreed-upon schedule and budget
Bid Submission Requirements
Interested contractors must submit a complete bid package using the Construction Bid
Form included in this document. Required items:
1. Detailed Cost Estimate – Per home, itemizing labor, materials, and overhead
2. Project Schedule – Proposed construction timeline
3. Subcontractor List – With license information
4. Proof of License, Bonding, and Insurance
5. References – At least two recent residential construction projects
Habitat for Humanity Pueblo reserves the right to:
1. Reject any or all bids
2. Negotiate contract terms with selected contractors
3. Award portions of work to multiple contractors if deemed beneficial
Project requirements:
Budget range: $215,000 - $220,000
Timeline and deadlines: 4-6 months build time from permitting
Payment terms: Payment will be in accordance with a draw schedule to be
submitted with the master budget. Draws to be funded within five working
days.
• Insurance and warranties: Contractor will be required to submit proof of all
required insurance documents prior to commencement of construction.
